Melwood Flats & Bungalows

The scheme comprised construction of 7 No bungalows for the elderly and infirm, together with 14 No. ground and first floor flats, as well as associated access roads, footpaths, car parking and landscaping. All of the dwellings were to be for rent.
The works included:
- Site establishment and forging good community relations by direct contact with residents, local councillor and community police officer.
- Arranging termination of existing services to the site and connection of new.
- Asbestos removal and demolition of former old people’s home by our sister company, Sloyan Doyle Demolition, with the ‘hard’ arisings being crushed, graded and stockpiled on site to provide a mat for piling operations.
- Oversite excavation and ground preparation using stockpiled recycled aggregates.
- Substructure construction comprising vibro-pile foundations supporting reinforced concrete raft foundations.
- Superstructure construction comprising traditional tiled roofs on trussed rafters, precast concrete first floors and staircases, supported by load bearing masonry walls.
- Design and construction was in accordance with ‘Secure by Design’ principals, but (as with Manor Farm) we were unable to obtain approval of compliant fencing from the LA planning department, so the project was not fully certified.
- Installation of new drainage and M & E systems
- Construction of new roads, hardstandings, pavements, garden areas, street lighting and fences.
